Hosts and hotels are solely responsible for ensuring that their listing complies with all applicable local laws, regulations, licensing requirements, and tax obligations in their jurisdiction.

1. Your Responsibility as a Host or Hotel
Bokora operates as an online marketplace that connects guests with hosts and hotels. While we provide the platform and payment infrastructure, we are not responsible for verifying the legal compliance of individual listings.
It is your responsibility — as a host or hotel — to ensure that you are operating your listing legally and in full compliance with the laws and regulations of your jurisdiction.
2. What You Must Check
Before listing on Bokora, and on an ongoing basis, you should review and comply with all of the following:
Local Rental Laws
- Short-term letting restrictions in your area
- Owner-occupier rules or lease restrictions
- Local council regulations on rental properties
- Maximum number of days a property can be rented
Licensing Requirements
- Short-term rental licences (where required)
- Business registration or operating permits
- Hotel or accommodation licences
- Fire safety and HMO certificates where applicable
Tax Rules
- Income tax on rental earnings
- VAT or local sales tax obligations
- Tourist or occupancy taxes
- Registration with local tax authorities if required
Safety Regulations
- Gas safety certificates (annual, where required)
- Electrical safety checks and EICR certificates
- Working smoke and carbon monoxide detectors
- Fire escape routes and fire safety equipment
3. Tax Obligations
Hosts and hotels are solely responsible for declaring and paying any applicable taxes relating to income earned through Bokora. This includes, but is not limited to:
- Income tax on rental earnings
- Value Added Tax (VAT) where applicable
- Tourist taxes or local levies
- Corporation tax (for hotel or company entities)
Bokora does not withhold, collect, or remit taxes on your behalf. We strongly recommend consulting a qualified tax advisor in your jurisdiction.
4. Consequences of Non-Compliance
Failure to comply with local laws and regulations is your sole responsibility. Bokora accepts no liability for fines, penalties, legal action, or losses arising from your failure to operate a compliant listing.
If Bokora becomes aware that a listing is operating illegally or in breach of local regulations, we reserve the right to suspend or permanently remove the listing and associated account without notice.
5. Keeping Up to Date
Laws and regulations change. It is your responsibility to stay informed of any changes to local rental laws, licensing requirements, or tax rules in your area. Bokora may provide general guidance, but this does not constitute legal or tax advice.
